Director, Office Portfolio Strategy

Position Purpose

The Analyst, Office Real Estate Portfolio is accountable for providing regular reporting as well as analytical support, while completing a range of tasks to ensure the effective and efficient operation of the Office Portfolio Strategy team. The Analyst, Office Real Estate role is primarily responsible for the following four functions: • Reporting • Analysis • Data Management • Research

Key Function and Responsibilities


1. Reporting

  • Responsible for creating new and updating existing reports showcasing the portfolio, communities, and assets for the Office Real Estate Portfolio team
  • Responsible for any modifications to the accommodation workplan report, real estate options analysis and real estate advice tracker
  • Lead to update and roll out the annual Office Real Estate Portfolio dashboard which includes a summary of the office owned portfolio, changes in the portfolio, project summary and office demand
  • Work in collaboration with the advisors to provide quarterly (to senior management) and annual footprint reduction (to the Ministry of Infrastructure) dashboard updates
  • Act as point person for the coordination of the annual baseline reporting including data management and file tracking
  • Work with our service provider, CBRE, to create accommodation forecasts and re-forecasts reports/updates.


2. Analysis

  • Working collaboration with the Office Portfolio Strategy team to research and create financial modeling of real estate options
  • Create and maintain real estate financial models with standard evaluation methods (e.g. NPV, return on capital, sensitivity analysis, etc.) and other analytical tools. Assess the cost-benefit implications of proposed real estate options/recommendations which will be presented to senior management and/or the Ministry of Infrastructure
  • Synthesize multiple sources of information from company databases and documentation, market information and third-party research to inform inputs and financial analysis
  • Liaise with internal and external stakeholders to source accurate and reliable assumptions for financial models


3. Data Management

  • Develop and maintain the Office Real Estate database(s)
  • Ensure accuracy, completeness and reasonableness of data received from Infrastructure Ontario's business units and other sources, and request additional information, as required


4. Research

  • Review brokerage market research materials and stay informed of current market conditions and economic outlook to incorporate best practices/insights into the portfolio
  • Establish and remain knowledgeable about the real estate industry to keep up to date on issues and trends concerning the public/private sector real estate industry
  • Provide the Office Portfolio Strategy team with regular market condition updates and regularly populate repository with research reports/articles


Education and Knowledge


  • Post-secondary degree in Business Administration, Finance, Real Estate, or related field
  • Excellent analytical and financial modeling skills such as net present value, cost benefit, cash flow and payback methodologies
  • Knowledge of real estate asset management fundamentals, markets and trends
  • Strong research skills and understanding of economic and financial factors affecting the real estate market


  • A minimum of 3 years' experience, including at least 1 year experience with asset, portfolio and/or corporate real estate
  • At least 1 year of experience in financial modeling
  • Experience with manipulating databases, creating reports and developing processes
  • Strong proficiency in the use of Microsoft Office products, specifically Excel and PowerPoint
  • Combination of public and private sector experience is an asset
