Building Together: IO’s Lending Team Supports New Housing and YMCA Projects

Infrastructure Ontario’s lending team recently celebrated two significant milestones, with the substantial completion of community-based projects that will benefit residents of Toronto:
- The McDonald Family YMCA of Greater Toronto , a new community hub designed to promote healthy living and inclusion.
- Two new Toronto Community Housing Corporation (TCHC) buildings in Regent Park, supporting affordable housing and shared spaces.
Strong communities, sustainable design
Among the most transformative IO-supported projects taking shape in Toronto is the newly opened McDonald Family YMCA of Greater Toronto .
Located in the revitalized Alexandra Park neighbourhood in the restored 1932 Waterworks building, this 57,465-square-foot facility blends historic architecture with modern design. Key amenities include a gym, swimming pool, studios, and inclusive change rooms. With energy-efficient materials and building systems, the YMCA is on track to earn LEED certification, reinforcing its commitment to sustainability and healthy living for all.
For this project, IO provided $30,000,000 in financing to support construction of this community hub.
Supporting new housing
In Toronto’s Regent Park, IO provided financing for two new Toronto Community Housing Corporation (TCHC) buildings that are part of the neighbourhood’s ongoing transformation:
- Block 16 North (175 Oak Street ) rises 15 storeys and includes 189 rent-geared-to-income (RGI) units and 24 affordable rental units. Designed with dedicated community spaces for gatherings and programs, underground parking, bicycle storage, and family-friendly features, the building fosters both livability and connection. IO provided $59,402,278 in long-term financing support to the development.
- Block 17 North (150 River Street) adds an 11-storey building with 125 RGI units and 33 affordable rentals. With similar amenities as Block 16 North, like a rooftop garden, laundry facilities, underground parking, a playground, and shared courtyards, it’s designed to create a sense of belonging among neighbours. IO provided $41,348,247 in financing to bring this project to life.
Not only do these residences provide safe, affordable housing, but they cultivate vibrant, sustainable communities to promote wellness and togetherness.
