• Client Profile: Centretown Citizens Ottawa Corporation

    Centretown Citizens Ottawa Corporation (CCOC) is a community-based non-profit housing organization located in Ottawa. Its mission is to create, maintain and promote affordable housing for low and moderate income families. 

    CCOC owns and manages 51 properties that offer 1,595 units of affordable housing to Ottawa residents. It is one of the largest private non-profit housing corporations in Canada, and is recognized as a leader in the development and management of affordable housing.

    The Project

    After winning the City of Ottawa’s request for proposals for the development of the Beaver Barracks property located at Catherine, Metcalfe and Argyle. CCOC undertook the development of a dual phase, 254 unit affordable housing project located in Ottawa’s Centretown neighbourhood. The aim of the Beaver Barracks project was to create a community that sets a new standard in affordable and sustainable housing for all people.

    The Beaver Barracks project was designed and built to match the Leadership in Energy and Environmental Design (LEED) Silver or Gold standards. The project features an underground geothermal system that provides energy efficient heating, cooling and hot water to every apartment and townhouse at Beaver Barracks. Incorporating environmentally sustainable construction practices and energy efficient design not only helps to reduce energy and utility costs, these savings can also be passed on to tenants

    Beaver Barracks is not just a green project. An integral part of its design has also been accessibility. Most of the units are visitable via wheelchair and 25 units are fully wheelchair accessible.

    The Solution

    With a large portion of the financing coming from the Canada-Ontario Affordable Housing Program, CCOC still needed additional funds to help make the project happen. Infrastructure Ontario partnered with CCOC to provide over $40 million in financing to help complete the Beaver Barracks project.

    The Result

    The Beaver Barracks community provides much needed affordable housing units to the City of Ottawa. With CCOC’s belief that keeping families downtown is critical to the social and economic health of the community, the Beaver Barracks site provides  an excellent location for family housing, as it is close to schools, recreational amenities and public transit.

    Due to the efficiencies gained with achieving high environmental standards, the operating budget for Beaver Barracks will assume a projected 40% savings.

    Beaver Barracks sets a new standard for affordable housing for all income levels demonstrating that high-performance buildings can be attractive, accessible and affordable.
