About the Project
Gerrard-Carlaw South would be the second transit-oriented community (TOC) proposal at the future Gerrard Station, along with Gerrard-Carlaw North. It would provide more housing, office, retail, and general commercial space for businesses and convenient access to transit, including connections to streetcar, bus, and subway service along the Ontario Line. The proposed TOC would leverage investments in transit infrastructure to provide new housing and job opportunities, as well as new community amenities, including parks and public space for the neighbouring Gerrard-Carlaw community.

- Approximately 1,315 residential units, providing a range and mix of housing options, including affordable housing, 30% of the proposed residential units within the Gerrard-Carlaw South TOC are currently planned to be 2 or 3-bedroom units suitable for families or larger households
- New office, retail, and general commercial space, accommodating approximately 460 jobs that recognizes and fits the industrial character of the site
- Heritage-informed development with the aim to preserve key features such as the original 388 Carlaw façade and historic smokestacks
- Integrated Gerrard Station will enhance connectivity with multi-modal transit access, walkable streetscapes, and over 1,450 bike parking spots.
- Green roofs and compliance with Toronto Green Standard
